Turizmde Kısa Süreli Konut Kiralama: Sapanca Destinasyonu Üzerine Bir Araştırma

Bu araştırmanın amacı, villa, müstakil ev, bungalov gibi konutların kısa süreli kiralanması (KSKK) yoluyla oluşan turistik talebin Sapanca destinasyonu üzerinden araştırılmasıdır. Nitel bir araştırma olarak tasarlanan bu çalışmada veriler, ilçede konutlarını günlük, haftalık sürelerle kiralayan ev sahibi/işletmecilerle yapılan yarı yapılandırılmış görüşmeler ile elde edilmiştir. Bu doğrultuda 10 ev sahibi/işletmeci ile derinlemesine görüşmeler yapılarak, Sapanca’ya yönelik bu talebin özellikleri, misafirlerle yaşanan sorunlar, sistemin işleyiş biçimi gibi konulardaki görüşleri alınmıştır. Araştırma sonuçlarına göre, Sapanca destinasyonuna yönelik kısa süreli konut kiralama talebinin daha da artacağı anlaşılmaktadır. Buna karşın misafir kabulü konusunda ev sahiplerinin herhangi bir tercih imkânı olmadığı, kiralamaları bir sözleşme ile güvence altına almadıkları, olası sorunlar karşısında ev sahiplerini koruyucu önlemlerin eksikliği, komşuluk hukuku konusunda yeterince özenli davranılmadığı gibi olumsuz durumlar da dikkat çekmektedir. Ev sahibi ve işletmecilerin ürün çeşitliliğine giderek, misafir memnuniyetini artırıcı hizmetler geliştirmesinin rekabet avantajı sağlayacağı fakat konutların amacı dışında kullanımı, sakıncalı kişilere bilmeden yardım ve yataklık etmek gibi olumsuz durumları da beraberinde getireceği anlaşılmaktadır. İkinci konutların kiraya verilmesinin ekonomik açıdan olumlu katkı sağladığı anlaşılmaktadır.

Short-Term Housing Rental in Tourism: A Research on Sapanca Destination

The aim of this study is to investigate tourist demand, which emerges through the short-term rental of housing types (KSKK) such as villa, detached house, and bungalow, over the destination of Sapanca. In this study designed as a qualitative research, the data were obtained via semistructured interviews held with landlords/business managers who rented out their housing on a daily or weekly basis in the district. For this purpose, 10 landlords/business managers were interviewed in depth, and their opinions about issues such as the characteristics of this demand for Sapanca, problems experienced with guests, and functioning of the system were received. According to research results, it is realized that the demand for short-term housing rental regarding the destination of Sapanca will increase further. However, landlords cannot select guests, they do not secure rentals with a contract, there are no protective measures for landlords against potential problems, and little attention is paid to neighborhood relations, which are among the negative situations that come into prominence. It is understood that homeowners and operators by going to product diversity and developing services that increase guest satisfaction will provide a competitive advantage, but it will also bring negative situations such as the use of houses outside of their purpose, and unknowingly helping and abetting people who are inconvenient. It is understood that renting out the second houses makes a positive contribution in terms of economy.
