OECD Ülkelerinde Uluslararası Göçün Konut Fiyatlar Üzerindeki Etkisi
Bu çalışmanın amacı, seçilmiş OECD ülkelerinde uluslararası göç ile konut fiyatları arasındakiilişkinin 2003-2016 dönemini kapsayan verilerle incelenmesidir. Panel Tam Uyarlanmış En KüçükKareler (FMOLS) modeli kullanılarak değişkenler arasındaki uzun dönemli ilişki araştırılmıştır.Elde edilen bulgular, uluslararası göç ile konut fiyatları arasında pozitif yönlü bir ilişkinin varlığınıdesteklemektedir. Bu bağlamda, uluslararası göçteki %1’lik bir artışın konut fiyatlarını %0,08artırdığı tespit edilmiştir. Kurulan modelde, konut fiyatlarını etkileme potansiyeli olan nüfusyoğunluğu, işsizlik ve kişi başına gelir gibi kontrol değişkenleri de araştırılmıştır. Elde edilenbulgulara göre, nüfus yoğunluğundaki %1’lik artış konut fiyatlarını %0,48 artırırken; işsizlikoranındaki %1’lik bir artış konut fiyatlarını %0,21 düşürmektedir. Ayrıca, kişi başına gelirdeki1’lik artış ise konut fiyatlarını %0,58 artırmaktadır.
The Impact Of International Migration On Housıng Prices In OECD Countries
The aim of this study is to examine the relationship between international migration and housing prices in selected OECD countries with data covering the period 2003-2016. Panel Fully Adapted Least Squares (FMOLS) model was used to investigate the long-term relationship between variables. The findings support a positive relationship between international migration and housing prices. In this context, a 1% increase in international migration increased housing prices by 0,08%. In the established model, control variables such as population density, unemployment and per capita income which have the potential to affect housing prices, were investigated. According to findings, 1% increase in population density increases the housing prices by 0,48%; a 1% increase in the unemployment rate reduces housing prices by 0,21%. In addition, the increase in per capita income increases the housing prices by 0,58%.
