Türkiye'de arazilerin kıymet taktiri üzerine kantitatif bir yaklaşım: Bursa ili Karacabey Ovası örneği

Bu araştırmada arazi değerlemesinde kıymetleri etkileyen faktörlerin incelenmesi amaçlanmıştır. Seçilen araziler Bursa ili Karacabey ovasında arazi toplulaştırması yapılmış işletmelerden seçilmiştir. Arazi kıymetlerini etkileyen başlıca yedi faktör analizde kullanılmıştır. Bu çalışmada ekonometrik modelde ilişkilerin belirlenmesi ele alınmış ve çok değişkenli istatistik yöntemleri analizde kullanılmıştır. Bu yöntemlerin sonuçlarına göre faktörler farklı gurublara ayrılmaktadır. Farklı yöntemlerin sonuçları benzerlik göstermektedir. Hedonik istatistik model sonuçlarına göre bazı faktörler (organik madde miktarı, toprak yapısı ve verimlilik) arazi kıymetlerini pozitif yönde etkilemektedir. Toplulaştırma yapılan arazilerde benzerliklerin artışı, kimi arazilerin değerlerinin yükselmesine neden olmaktadır.

A quantitative approach on the valuation of land in Turkey: case study of Karacabey plain in Bursa province

The aim of this study is to identify the variables affecting its value when valuing land. The examined land which are placed in Karacabey plain of Bursa province were chosen from the farms in which land consolidation applied. Seven factor which effect land valuation were used in analysis. An effort to surmount as collinearity and other econometric disturbances, this paper proposes and then tests some statistical techniques based on multivariate analysis. According to the results of multivariate statistical methods, factors were grouped in differently. These results demonstrated parallelism. As the result of hedonic statistical model, some factors (organic item, structure of soil and produvtivity) effected pozitively the land values. Land cosolidation effects pozitively land values.
