Ekolojik kirliliğin gayrimenkul fiyatları üzerindeki etkisinin araştırılması: yatağan termik santrali örneği

Hedonik Fiyatlandırma Modeli ile heterojen bir malı oluşturan karakteristiklerin her birinin fiyat üzerindeki etkisi tahminlenebilir. Bu çalışmada hedonik fiyatlan-dırmg modelleri ile hava kirliliği, deniz kirliliği gibi çevresel karakteristiklerin gayrimenkul fiyatları üzerindeki etkisi incelenmektedir. Bu çerçevede, Muğla yöresindeki ekolojik kirliliğinin gayrimenkullerin satış fiyatları üzerindeki marjinal etkisini ve yöreye sosyal maliyeti analiz edilmiştir. Analizler hedonik fiyatlandırma modelinde sıklıkla benimsenen logaritmik doğrusal fonksiyon kullanılarak gerçekleştirilmiştir. Model sonuçlarına göre; Yatağan termik santraline olan uzaklık değişkeni % 5 düzeyinde istatistiksel olarak anlamlı çıkmıştır. Fakat işareti beklenenin aksine negatiftir. Ayrıca modele göre konutun yokuş bir zemin üzerine inşa edilmesi, düzlük bir alan üzerine inşa edilmesine kıyasla konutun hedonik fiyatını düşürmektedir. Bu sonuçlar, insanların kırsal bölgelerden ziyade Yatağan merkez ilçede yaşama isteğinden, hane halkının hava kalitesi konusundaki bilinç düzeyinin yeterli olmayışından, filtreleme sistemindeki gelişmeden ve kırsal alanlardaki müstakil konutların yaşlı olmasından kaynaklanmış olabilir.

Researhing the effects of ecological pollution on real estate selling price: the example of yatağan power plant

The affect of each characteristic of a heterogeneous good on its price can be estimated by Hedonic Price Models. The effects of environmental characteristics like air pollution or sea pollution on real-estate selling price registered by Hedonic Pricing Models in this study. In this respect this study analyzes the marjinal impact of ecological pollution on real-estate selling price and the social cost of ecological pollution to Muğla district. The analyses have been carried out by logarithmic-linear functional form, which are frequently used in Hedonic Price Models. According to the model results; distance to the Yatağan Thermal Power Plant variable was statistically significant at %5, but its sign was contrary to expectations negative. Also according to the model, the house which was built on hilly ground, lowering the house hedonic price in comparison to the house which was built on smooth surface This result maybe occurs, because of the household's willingness to live on urban districts of Yatağan rather than rural area, household's oblivions about air quality, restoration in filtration system and old detached house in rural area.
